“We are excited about the grand opening of our new Manhattan club,” Steven said in an email.
The contractor for the project, Wichita Rock Construction, is still working on the building, said Ryan Cortright, assistant chief of risk reduction for the fire department.
“I don’t know if they have any weather or what to say about it,” Cortright said. “It takes a while to raise the skeleton.”

Neither Stephen nor McGabe explained why the club’s opening was delayed. However, Stephen said the club is looking to expand some of its amenities, including a kids’ club and water features such as a pool and hot tub.
In addition to gym equipment and machines, the 70,000-square-foot facility offers other indoor amenities such as a running track, basketball court, three tennis courts, exercise studio, steam room, sauna and therapy pool.
The project has been in talks for nearly five years since Genesis bought Max Fitness from local businessman Dave Dreiling in February 2015.

A big smile spreads across the face of this hometown serial entrepreneur as he explains the genesis of his latest venture. If you haven’t heard the name Dreyling, you’ve probably heard of one of his companies. As a young entrepreneur, he sold T-shirts out of the back of his car to Kansas State University fraternities and sororities in Manhattan. Originally called Greek To Me, later shortened to GTM, the company expanded into team uniforms and apparel and grew to become one of the largest companies in the industry. In 2016, the company acquired Hanesbrands Inc. acquired and renamed Champion Teamwear.

In 2002, as GTM grew, Dreiling began diversifying his business portfolio into the restaurant industry and founded Hungry Cats Incorporated, now known as HCI Hospitality. Cox Bros, a multi-brand hospitality management company. Owns BBQ, Powercat Sports Grill, Coco Bolos and JC’s BBQ & Grill. In addition to these local favorites, the company also operates more than 30 Freddy’s Frozen Custard & Steakburger franchises in North Carolina, Texas, Nebraska and four other states.
After selling GTM, Dreiling spent 18 months exploring ways to diversify his remaining restaurant portfolio. He researched different franchise models and finally realized that the best answer was in the backyard of an office building for over 12 years. As GTM’s manufacturing facility (located across from Menards on McCall Road) grew and expanded, Dreiling bought neighboring properties to provide more parking for its employees. In 2007, after purchasing an outbuilding, Dreiling was approached by local business owner Kelly Neal about turning the building’s mechanic shop into an animal care center. He named the new business Howl-a-Dayz Inn.
After 10 years as a Drilling tenant, Neil is looking for a business partner. When Dreiling researched “dog handling” franchises, he quickly concluded that the industry was ripe for growth, and he sought diversification.

Dreiling learned that starting a franchise in one of the largest pet care companies required $100,000,000 and a 10% royalty on all future sales. For comparison, one Freddy’s location requires a $25,000 upfront fee and a 5% royalty. However, Dreiling sensed a desirable trend. The pet care company quickly added locations, with many franchisees branching out to second and third locations, indicating that they were clearly profitable despite the franchise costs.
Dreyling decided that he and Neal could figure it out on their own. Dreiling was soon introduced to Andy Wiltz, a former strategy consultant living in Kansas City. Wiltz recently opened her own pet care business, Woof’s Play & Stay, in Merriam, Kan., and wanted to grow her brand. Wiltz and Dreiling decided to merge, with Wiltz providing capital and management support through the brand and operating system and Dreiling’s HCI capabilities. As HCI has grown to more than 1,600 employees, it has developed a significant infrastructure that includes real estate, finance, human resources, operations and IT personnel. By adding Woof as a diversified offering to the HCI portfolio, the ingredients are poised for growth.
Wilts’ other Woof’s, the Howl-a-Dayz Inn, was rebranded as Woof in late 2017 following a merger with Dreyling. Then Leawood, Kan. Additional acquisitions were made and two new stores were opened in Topeka. , Kan. and Lawrence, Kan. Five more locations are currently in the works: two in Wichita, one in D.C. and an additional acquisition south of Kansas City.

The American Pet Products Association reports that the total pet industry is worth $75.4 billion in 2019. pop shops all over the country. These shops are usually run by passionate “dog people” who love business, but usually don’t approach business discipline from a developmental perspective. With a highly fragmented and competitive landscape, Dreiling knew that product differentiation was the key to success.
“It’s the ultimate competition in this industry,” says Dreiling. “There are three types of dog owners. First, those who believe that nothing is too good for their animals. Second, they consider their pets as members of the family and spend money on reasonable expenses. Finally, those who think it’s just a dog can easily be replaced. We mean the first and second groups. Gone are the days of old boards and stakes. “
It’s clear that these two groups of dog lovers prefer Woof because of the unique accommodations and services they provide for dogs. When you enter the Manhattan Woof location (which shares a building with HCI), the “day play area” consists of indoor and outdoor areas with about 50 dogs in each area. The dogs are let out every morning and socialize with other dogs while their owner is at work. Outside, there is a special grass-like lawn of stones 6-8 inches long. Peat was disinfected and hung overnight. The outdoor pool is filled daily once a week. During this special visit, dogs will enjoy a bubbly day as they chase bubbles with their jaws in the afternoon breeze.
